Scottsdale/Phoenix real estate market update - per price point
The Phoenix/Scottsdale real estate market is behaving very differently at different price points. Below is information provided by the Cromford Report. The Cromford Report™ provides detailed information to track the history and current status of the Greater Phoenix residential resale market and offers unique insight into its future direction.

- supply is down 63% from last year with REOs down 86%
- pending listings 17% below last year, constrained by severe lack of supply
- monthly sales rate is 27% below last year, constrained by severe lack of supply
- this is a market that is extremely weighted in favor of sellers
- $/SF sales pricing is up 10.7% from last year and up 2.7% in the last month
- sales pricing is highest since August 2010
- Between $100,000 and $200,000
- supply is down 44% from last year with REOs down 72%
- pending listings 7% below last year, constrained by lack of supply
- monthly sales rate is 1% above last year, constrained by lack of supply
- this is a market that is heavily weighted in favor of sellers
- $/SF sales pricing is up 4.1% from last year and up 2.3% in the last quarter
- sales pricing is highest since June 2010
- Between $200,000 and $400,000
- supply is down 25% from last year with REOs down 60%
- pending listings 20% above last year
- monthly sales rate is 7% above last year
- contract ratio is a high 83.9
- this is a market that is weighted in favor of sellers
- $/SF sales pricing is up 2.3% from last year, but flat over the last quarter

Year End Phoenix Area Real Estate Market Update 2011
ARMLS 2011 year in review focuses on the state of the Phoenix area real estate market recovery over the last 12 months, placing gains and losses over the year in perspective. Overall, ARMLS states the tale is positive. Below is information provided by ARMLS.
Sales Sales rebounded in 2011 topping out at 101,436, the second highest total sales in the decade. It was surpassed only by 2005 with 104,725 sales. There were 67,950 sales in 2002, 80,052 sales in 2003 and 98,922 sales in 2004. Respectively, 2011 compares favorably.
 InventoryTotal new listings in 2011 was 121,041 and fell slightly below the 2002 figure of 125,738.  Months SupplyThe average months supply in 2011 was 3.81 months, more closely resembling the average months supply of 4.31 in 2003; the midpoint of our last normal market. Some seasoned real estate professionals and observers say that when the
months inventory is less than six (6) months, it is a seller's market. ForeclosuresForeclosures in the Phoenix and Scottsdale area real estate market reached their pinnacle in November 2009 at 50,568 and finished 2011 at 19,949, 60% below the decade high. In 2011 foreclosures took an abrupt downward turn all year. PricingThe median sales price began the year at $110,000 for all of Maricopa County and ended the year at $117,000. The average sales price began the year at $157,000 and ended the year at $162,200. All four pricing metrics took 12 months to go practically nowhere. On a positive note, given how long pricing has stalled, the Phoenix area real estate market pricing has probably hit bottom, we just don't know how long it will stay. National predictions on homes prices are a slow but steady upward climb in 2012. SummaryARMLS states that all in all, 2011 was a pretty good year on the road to recovery in the Phoenix and Scottsdale real estate market.

Scottsdale Property Tax - Buying Real Estate in Arizona
|
Property taxes in Arizona on owner-occupied residences are levied on Assessed Value. In Scottsdale, which is situated in Maricopa County, Assessed Value is 10% of Full Cash Value. The Full Cash Value could be different (usually lower) than the price you paid for your home.
The amount of taxes you pay will vary based on where you live. Property taxes are the sum of state, county, municipal, school, and special district rates. There are also exemptions and rebates that may apply to your property. Questions on the tax liability for a specific property should be directed to the Office of the Maricopa County Assessor at 602-506-3406.
The Assessor’s Office will update the assessed value of the property every year. The Assessed Value is determined based on a computer analysis of information like previous sales in the neighborhood, view, lot size, and square footage, to name a few variables. If you do not agree with the Assessed Value, you may appeal to the Assessor’s Office by calling 602-506-3406.
Property taxes are billed to the homeowner (or mortgage company if your taxes are paid out of the escrow account) twice a year. You can either include property tax payments in your mortgage payments or pay property taxes separately.
Approximately 75% of your property tax goes directly to education.
The taxes are billed by and payable to the Maricopa County Treasurer. The taxes are billed in arrears, meaning that: The second half of the previous year’s taxes is billed on March 1st, and payable before May 1st. The first half of the current year’s taxes is billed on October 1st, payable before November 1st.
You can check the status of your property tax account at: http://www.maricopa.gov/Assessor/ParcelApplication/Default.aspx. Just enter your house number and the name of your street, or your parcel number if you know it. You will be able to check on the balance of the account as well as the specific assessments that contribute to your tax bill.

Mortgage interest rates are based on a number of things but are very specific to the particular transaction at hand, meaning that not all borrower’s are going to get the same rate. A borrower’s credit score, how much money they are putting down, whether they are doing a conventional mortgage or a government program (i.e. FHA or VA) and property type are the major factors that determine a borrower’s interest rate. Interest rates in general are based on activity within the mortgage backed securities market. Most people are familiar with the stock market and therefore watch the Dow Jones Industrial to determine whether the stock market is doing well or not. The Mortgage backed securities market works differently. The recent volatility, especially in the stock market has benefited mortgage backed securities in general since when the stock market is suffering, investors jump out of the stock market and seek the safe haven of bonds (mortgage backed securities). As the markets change daily so do interest rates.
